Housebuilders Lodge Plans For 50-acre Preston Scheme

Bloor Homes and Taylor Wimpey have submitted a joint planning application to build up to 500 homes on land off Sandy Lane and Tabley Lane in Cottam, north-west of Preston city centre. 

The site forms part of the North West Preston Strategic Location zone, 788 acres south of the M55, which is allocated for residential development of up to 5,300 properties. 

Bloor and Taylor Wimpey’s proposals are for a mix of two-, three- and four-bedroom family homes and also a local centre that could feature retail and leisure facilities. 

In addition, an area of land within the site has been earmarked for the construction of a secondary school. 

The development is to the north of the approved Preston Western Distributor, a £200m road that will run north-south between the M55 and the A583, which is due to open in 2023. 

Kate McClean, planning director at Bloor Homes, said: “As two experienced housebuilders, our ambition is to deliver a high-quality residential development that complements the character of the area, as well as providing open spaces and a mixture of house types to suit local needs.” 

Ian Harrison, land and planning director at Taylor Wimpey, added: “Following the success of our nearby Hayfield Park scheme, we are pleased to bring forward these proposals, which will provide modern new homes in a sustainable location and assist the council in achieving its vision for north-west Preston.”

Lichfields is the planning consultant for the project and the submission of the planning application follows a web-based community consultation, managed by Lexington Communications, that launched in October 2020. 

Randall Thorp is the landscape architect and masterplanner for the project.

Subject to obtaining planning approval, the housebuilders plan to start construction in summer 2022. 

Lancashire County Council is advancing plans for a train station as part of the North West Preston Strategic Location.

In 2018, a successful bid to the Transforming Cities fund, a £2.5bn Government pot aimed at boosting prosperity in English city regions, secured £22.3m towards the construction of the Cottam Parkway station.
